New Apartment Construction: The Impact on Existing Apartments

Evan Mast, of the W.E. Upjohn Institute for Employment Research will discussed findings from his recent work Supply Shock Versus Demand Shock: The Local Effects of New Housing in Low-Income Areas, a new paper that analyzes the impacts of gentrification by examining the effects of new apartment construction on low-income neighborhoods.
His findings indicate that new supply, even at a higher price point, can lower rents for a neighborhood, and also absorb incoming households so as not to incite competition for existing units with current residents.
