Online registration is now closed. All registrations will need to be completed onsite Monday, Jan. 29 at 11:00am PT in the Palm Foyer (level 2) of the Manchester Grand Hyatt in San Diego.
NMHC’s Apartment Strategies Outlook Conference is open to NMHC members and non-members. Conference attendance fees or waivers do not include hotel room charges. The registration policy is as follows:

NMHC membership dues must be current in order to register at the NMHC member rate for the NMHC Apartment Strategies Conference or for the NMHC Annual Meeting. Membership and sponsorship benefits, like meeting registrations, are intended for firm employees and cannot be granted to individuals outside the firm. NMHC reserves the right to close meeting registration should interest exceed availability.
Please note: Registrations and changes received after January 26 (including on-site registrations) may not be reflected on the NMHC attendee lists.
Meeting Cancellation Policy
Meeting cancellations must be sent in writing to NMHC. Written requests for meeting cancellation refunds received by December 15 are entitled to a full refund, minus a processing fee of $250. No meeting cancellation refunds will be granted after December 15.

Group Room Rates
For your planning purposes, the starting group rate for the NMHC Headquarter and Official Hotels are listed below:
- Manchester Grand Hyatt (Headquarter): Group rate starting at $319 per night
- Embassy Suites by Hilton San Diego Bay Downtown: Group rate starting at $299 per night
- Hilton San Diego Bayfront: Group rate starting at $299 per night
- Omni San Diego Hotel: Group rate starting at $299 per night
All room rates are subject to applicable state and local taxes, which are currently at 10.5%.
Please note: The group room rates are special rates for NMHC's attendees that are only available if you make your reservation through the housing company, Staged Right Events.
Reservations
In order to make a hotel reservation request, you will need your Meeting Registration Confirmation Code found on your meeting registration confirmation.
Note: Due to limited room inventory, NMHC cannot guarantee that all member firms will have reservations at the Manchester Grand Hyatt, nor that all registrants from the same firm will all be placed in the same hotel. Suites and hotel rooms will sell out early; it’s highly recommended that you submit all your firm’s housing requests (rooms and suites) before the end of July 2023 and any guest name transfers can be done at a later date if needed.

NMHC uses a centralized hotel reservation company to manage hotel reservations for all of our attendees at the NMHC Annual Meeting. They manage reservations at all of the Official Conference Hotels and are able to provide assistance with identifying other hotels in the area if needed.
- Individuals must first register for the meeting before making a hotel reservation request.
- Upon registering for the meeting, you will receive a meeting registration confirmation email which contains a meeting registration confirmation code required to make your reservation request.
- If you registered for both the Annual Meeting and the Apartment Strategies Conference, please use your Annual Meeting registration confirmation code to facilitate your hotel reservation request. Only members registered for the Annual Meeting (does not include the Networking Passes) are eligible to stay in the main conference hotel.
- Priority at the Manchester Grand Hyatt will be given to attendees with registration for BOTH the NMHC Annual Meeting and the NMHC Apartment Strategies Conference.

Hotel reservation requests will be acknowledged via email within 24 hours and confirmed within 14 business days by a separate email. Please Note: Room requests received before August 16 may take up to 30 business days to confirm.

All hotel reservations will require an advance deposit in the amount equal to two nights rate plus taxes and resort fees. Please expect this deposit to be charged to the card provided on the reservation in the month of October.
- Canceling your meeting registration will result in your hotel room reservation being canceled.
Suite Requests
Only Annual Meeting registered attendees from a 2024 NMHC sponsor company (Chair Circle, Friends of the Council, Annual Meeting and DEI) are eligible to request a suite. Note new for 2024, the registered attendees who wish to request a suite must first complete a regular room request online via the NMHC housing website and then submit a separate sponsor suite request form (also available on the housing website).
Hotel Reservation Changes and Cancellation Policies:
Full Reservation Cancellations
- Any full reservation cancellations made after December 15, 2023 will entail a forfeiture of the advance deposit.
- Full reservation cancellation requests MUST be emailed to info@sreconference.com. Once processed, you will receive a cancellation confirmation email.
- Canceling your meeting registration will result in your hotel room reservation being canceled.
Reservation Changes
- Guest room name changes MUST BE EMAILED to info@sreconference.com at least 14 days prior to arrival, after that time, the hotel will be unable to complete the name change.
- Changes to your arrival and departure date MUST be emailed to info@sreconference.com. Changes must be sent 72 hours prior to arrival date and are subject to availability; otherwise, additional room and tax penalties will apply and will be charged to the credit card on file.
- Guests that do not check-in on their confirmed arrival date will be classified as a no show and their reservation will NOT be able to be reinstated. No-shows may be charged additional penalties if there is no notification of a date change. Please notify Staged Right Events 72 hours prior to arrival by email at info@sreconference.com if your plans change so that your reservation can be modified.
Note:
- No company room blocks will be permitted.
- All room requests, reservations and changes are subject to NMHC’s approval and NMHC reserves the right to cancel a hotel reservation at any time.
Ground Transportation
The Manchester Grand Hyatt in San Diego is approximately 3 miles from San Diego International Airport. For those of you arriving by air, you have the following options for ground transportation:
- Renting a car (Cost varies by car rental company)
- Taxi (Cost estimated at $15* USD/One Way)
- UberX (Cost estimated at $20-30* USD/One Way)
- Lyft (Cost estimated at $20-30* USD/One Way)
Valet parking at Manchester Grand Hyatt is currently $60 per day for overnight guests. Self-parking is currently $40 for overnight guests.
